Drive past the TBS Ranch on a Saturday afternoon and chances are you'll catch a glimpse of a beautiful outdoor wedding taking place under the shade of large magnificent oaks. You might happen by as the bride and groom bid the party farewell from their horse drawn carriage, or you might be in time to see the lovely reception taking place on the rolling green lawn.

For years the TBS Ranch has been known throughout the region as the ultimate wedding location. It all began in the early 1970's when the owner of the property began hosting parties and picnics for his friends and family. It wasn't long before his friends were begging him to allow them to rent the property for their family reunions and get-togethers. From this simple beginning, a small business was born.

To facilitate these events, a small portion of the ranch was set aside and throughout the next several decades, the TBS Ranch was the scene of numerous weddings, corporate events, birthdays, charitable and service organizations' picnics and meetings.
A few years ago the TBS Ranch was purchased and placed under new management. The new management realized that in order to continue to grow the business, improvements needed to be made. These improvements included everything from structures and grounds to policies and procedures.

Today, the TBS Ranch's special events facility has evolved into a first class operation which attracts clients from throughout the nation. Come take a tour and see for yourself......

HISTORICAL RANCH BUILDINGS

Of the many features of this property that make it a desirable place to hold your special event, none is more impressive than the magnificent barn with its surrounding park-like setting......all integrated into a western theme.

Driving through the gated rock entry....your eyes are immediately drawn to the large, rustic barn sitting on the hill. Surrounded by a large fenced lawn area with several impressive large valley oaks and a small scenic creek meandering through the beautiful flowers and plants, the setting is extraordinary. To the sides are additional smaller buildings.....not unlike ones you would see along the streets of an old west town. One of these buildings....a small two story with an old fashion country deck and outside stairway....serves as the Bridal Suite.

The barn itself.....is unique. Constructed in the middle of the last century, the outside exterior is faced with the original weathered wood and presents a beautiful and natural rustic appearance. At the east entry end of the barn are two massive swinging doors which open to an expansive interior space. On one side is an old-fashioned honky-tonk stage ready for the band.....and on the other.....a large food preparation area. Various western paraphernalia and artifacts adorn the walls. Gazing straight ahead to the far end of the barn.....it is obvious that there is no wall and that it is totally open....exposing an impressive picturesque outdoor setting consisting of flower gardens, a water wheel, creek with a scenic walking bridge, green lawns, a large altar.....and beautiful rolling hills full of oaks. This unique interface of the barn with the outside area serves to provide both a lovely and a practical environment in which to host an event.

UNIQUE BUSINESS

If desired, the TBS Ranch offers a unique business opportunity for the next owner. Under the present management, a portion of the ranch is currently operated as an event facility for only a few weekends of the year (one event per weekend). In 2007, events were scheduled for weekends only for approximately 5 months during the year. This year...2008....it was decided to do weekends only again....but for only 3 months. This year is already fully booked.

Through their current marketing, the present management indicates that they receive between 6 and 12 inquires per week from all over the nation. It is estimated that 80% of these inquiries are for weddings. Based upon the history and number of continuous inquiries, the management suggests that it would be possible to host at least one event per week throughout the year. A fee of $2,500 per event is presently charged. This fee is for space rent and cleanup only. Naturally, it could be increased with the provision of additional services.

HORSE FACILITY

For the horse enthusiast, a portion of the ranch is set up for horses. Facilities include a horse barn, corrals and several large pastures. In addition, there are several places to ride on and off the ranch. There is also a horse training facility with a covered arena available within easy riding distance. The community in which the ranch is located is a very "horse" oriented community.

ACREAGE

The acreage consists of two separate deeded parcels with a potential lot split for more. Although each parcel is divided by a paved county road, the light vehicle traffic still provides plenty of privacy. The east parcel consists of approximately 13.870 acres; and the west parcel approximately 23.510 acres.....for a total of approximately 37.38 acres.

The east parcel....or lower parcel....has a topography characterized by gentle sloping flat terrain and is presently in pasture. Natural features include several large mature oak trees. Improvements include two large fenced pastures; a caretaker's home; shop and garage; horse barn, corrals and well.
The west parcel is characterized by gentle sloping flat to steeper sloping and rolling terrain with an elevation range between 460 feet and 540 feet. Natural features of this parcel also include a 4-acre lake and a half-acre pond. Improvements include the event portion (large barn, bridal suite, historical house, water wheel, walking bridge); storage facility; swimming pool; 2-car garage; 4-bay shop; well and fencing.

LAKE & POND

One of the most prominent features of the TBS Ranch is an impressive lake. This large lake, with a surface area of approximately 4 acres, is one of the largest in the area. Water for the lake originates from two sources: the first is from natural runoff; the second is from a high producing well....which has the capability of keeping the lake relatively full....if needed. The lake attracts many of the local wildlife including deer, smaller animals, ducks and geese. Fish in the lake consist of bass and blue gill.
A small pond with a surface area of approximately one-half acre is located near the event portion of the property. It also attracts much of the local wildlife.

ABUNDANCE OF WATER

In addition to the water found in the lake and pond, an unusually large well is located on the property. Consisting of a 16 inch casing and a depth of approximately 450 feet, the well is estimated to produce 4000 (four thousand) gallons per minute!
In addition to augmenting the water for the lake and pond, this well also provides water for irrigation.

SPECTACULAR BUILDING SITES

Although the TBS Ranch presently does not have a residence, many building sites throughout the property are available to build your dream home. Depending upon your taste....a variety of sites ranging from the lower areas with pastures to the higher ground near the lake and pond, can be found. Many of the sites offer magificient views of the valley and snow-capped mountains.

LOCATION

The TBS Ranch is located in Northern California's scenic Shasta County....in the small community of Palo Cedro. This area is noted for its rural lifestyle and beautiful ranches. Schools and shopping are within a few minutes drive. A commercial airport offering two scheduled carriers and California's Interstate 5 are also both within a few short minutes of the property.
