WATER:

COMMUNITY WATER: A new community water system with three connections to the ranch is currently being put in place. One connection is at the NW entrance gate and two are at the main entrance gate. In addition, there is a new fire hydrant at the main entrance gate. A new owner will need to put the meters in and connect the system to the complexes. Currently, the complexes are connected to well systems.

WELLS: There are seven wells throughout the acreage with estimated yields ranging from 5 to 40+ GPM. The wells provide water for drinking, an automatic irrigation system and fire suppression. In addition there are two decorative storage tanks with approximately 6000 gallons each.

WILDLIFE:

The ranch has a variety of wildlife including Black Tail Deer, ducks, geese, quail and turkey. The terrain and water found on the ranch offers an excellent habitat and can be improved upon to enhance the wildlife.

LIVESTOCK:

Currently the ranch is running approximately 100 black angus cattle for winter grazing. The entire six mile perimeter has newer fencing. One area in the northeast portion is cross-fenced for animal separation. Near the structures is a fenced irrigated pasture area ideal for horses. Otherwise, the ranch is wide open.

With the abundance of surface water, existing wells, and the ability to drill more.......and several level grass areas found throughout the ranch, additional year-around grazing can be increased.

ZONING:

Most of the acreage is zoned Exclusive Agriculture (EA) District and the remaining portions are zoned Unclassified "U" District. This ranch is not included in California's Williamson Act.
