Acreage:

Acreage consists of approximately 1023 deeded acres and is divided into 6 parcels.  The parcels range from 5 acres to 480 acres in size.  All but 95 acres are contiguous.

Privacy:

Although surrounded by other homes and ranches, this property offers lots of privacy.  With the exception of a few locations, neighboring homes and structures cannot be seen from most of the property.  Many parts of the ranch offer excellent building sites with panoramic views of mountain ranges and views of both Mt. Shasta to the north and Mt. Lassen to the east.  There are also several ideal building sites offering views of the large ponds.

Ponds: 

There are six ponds found throughout the property.  Three of the ponds are approximately 2-3 acres in surface area.  The other three are smaller (1+- ac).  The larger ponds reportedly have a variety of fish including Bluegill, Bass & Catfish.
During the driest parts of the year, the smaller ponds may go dry, but the larger ponds appear to retain quite a bit of water.

Improvements:

An older small home, barn, shop and corals are located on the ranch.  Utilities to the home include a well, septic, phone and electricity.  Roads are found throughout much of the property providing easy access to much of the acreage.  In addition, there is perimeter fencing around most of the property.

Topography:
 
The terrain can be characterized as a combination of rolling hills, level plateaus, wide creek drainages and some steep terrain.  Elevation ranges from 595’ to 760’.  There are large open areas, areas with scattered trees and others with dense tree coverage.  The trees are mostly oak.

Creeks:
 
Almost 2 miles of Hooker Creek (a large seasonal creek) flows through the property.  In addition, there is also a smaller seasonal creek (Soloman Gulch Creek) in the southern portion of the property.

Zoning:

With the exception of 2 five-acre parcels, all the acreage is zoned “Upland Agriculture – Agriculture Preserve” and falls under the California Conservation Act (Williamson Act).  This type of zoning provides an opportunity for the land owner to have a reduced property tax rate.   This zoning also allows for a minimum parcel size of 40 acres. Present Use:

Presently the ranch is leased for winter cattle grazing.

The ranch is accessed off a paved county road.  It is also conveniently located to services:
