Soils: The Los Robles clay loam (Class I) soil is located on both sides of Salt Creek. The Class II soils include Anita clay, Berrendos clay and Vina loam. The Class III soils include Berrendos clay, Berrendos clay loam and Los Robles clay loam. With irrigation, many of these soils are suitable for irrigated pasture or orchard crops typically grown in Tehama County. These would include Prunes, Pecans, Pomegrantes and Olives.

Topography: The property lies flat with a single elevation. Two seasonal creeks, Salt Creek and Little Salt Creek cross the property from east to west.

Mineral Rights: Seller to transfer all oil, gas and minerals rights owned by Seller.

Water: Domestic water is provided by a submersible pump from a cased well.

Irrigation: Irrigation water is provided from a 14 inch cased well powered by a diesel engine. 30 +/- acres are irrigated using the well, a Big Gun System and buried PVC mainlines.

Zoning: Tehama County Assessor Parcel Numbers (APN) 049-010-35 (17.60 +/- acres only), 049-010-39 and 049-060-49. All parcels are zoned EA-AP, Exclusive Agriculture, Ag Preserve (Williamson Act), 40 acre minimum.

Lot Line Adj: Before close of escrow, Owner shall record lot line adjustment to transfer 17.60 +/- acres from APN 049-010-35 to APN 049-010-39.

Comments: This property was originally operated as a dairy but is currently operated as a livestock operation. Additional acreage with significant improvements may be available should Buyer desire a larger land holding.
