J Bar X - $799,000

The ranch consists of a total of 163 acres, with approximately 80 acres on each side of Oak Run Road. The former headquarters of the historic Hunt Ranch, there are many old buildings and structures still in place including a 3800 square foot ranch house built in 1906 and an enormous cow barn built about the same time. Both buildings are in serious disrepair but do have historic value as well as the intrinsic value of the old wood from which they are built (Old growth Douglas Fir, Sugar Pine and Cedar). The current owners have built 2 substantial new buildings on the property consisting of a large horse barn and a combination shop/office/apartment. They have also constructed cattle handling facilities, pens, fencing and water system improvements.

The horse barn is 72 x 74 (5328 square feet) with 8 - 12 x 12 stalls with swing-out feeders, automatic waterers, and sliding stall doors. There is a 50 x 74 indoor exercise ring, a 12 x 24 tack room, 12 x 12 wash rack and 12 x 12 hay storage.

The shop/office/apartment building is 52 x 48 (2500 square feet) and presently serves as the principle residence on the property. The apartment is 650 square feet, with one bedroom, one bath and a kitchen/living room combination. Granite counters, maple cabinets, tile and berber carpeting make it a very comfortable apartment for guests or ranch tenants/caretakers.

The shop/garage area will easily accommodate the largest of RVs with plenty of room for tools and farming equipment. The apartment and office have high speed satellite internet service as well as satellite TV.

The ranch is served by a shared spring and provides plenty of domestic water at 48 psi (gravity fed) year around. The spring has been in use since the ranch was first established in 1852 and has never been known to fail. The ranch has riparian rights to Oak Run Creek which is also a year-round water source.

Wildlife is varied and plentiful with deer, elk, wild pigs, black bears, mountain lion, coyotes, beaver, otter, bald eagles, hawks, dove, quail, wild turkeys and many species of fish including salmon during the spawning season. One of California¿s few Rocky Mountain Elk herds winter on the ranch and neighboring properties.

The J BAR X borders 2 other small ranches (none less than 80 acres) and several very large ranches of 5000 acres or more. All properties are fenced and the neighbors are quiet and cooperative. The trail riding is spectacular with great views of Mt. Lassen, Mt. Shasta and the surrounding mountain ranges.
